So now we have our engineering drawings, with road and water coming south from 53rd on Cleveland, power coming north from 51st on Cleveland and sewer coming down 52nd. Drawings are out to bid with two contractors. Walked the site with one yesterday. They think that it's going to be much more to bring the road down Cleveland as opposed to 52nd. Oy. We were expecting one bid last Friday and this bid will not be here for at least two weeks.
Further, we originally thought that coming down Cleveland we could pick up what's called 'latecomers' fees from the site just north of us. But now, there's a Lexar Custom Homes (if you have to ask...) sign on the property at the NW corner of 53rd and Cleveland so it appears that 53rd will be opened up between Sheridan and Cleveland.
Meanwhile, we are pushing our architect to finish Design Development. But wait - if we have to change the road from Cleveland to 52nd it will change the site plan, and we'll have to pay to change the design to fit a new site plan AND the engineer to redesign the road and water to come down 52nd. We aren't telling the architect what's going on. They have enough to deal with having us as a client. We're always five steps ahead on design and for the most part, seem to know exactly what we want. And oh yeah. We're pretty picky. One might even call us design snobs. True story.
It all feels like a dance in excruciatingly slow motion. And the clock is ticking.
